Family-owned and operated since 1925, Klondike manufactures award-winning Feta, Muenster, Brick and Havarti cheeses in Monroe, WI using state-of-the-art equipment and traditional family recipes. Our ongoing expansion project, which included a state-of-the-art precast concrete addition with a 70,000-gallon brine tank, has allowed Klondike to quadruple production of Brick, Muenster and Havarti cheese using highly specialized automation equipment sourced from Europe. Kraemer Brothers worked closely with the new equipment installation teams to keep the project on schedule, despite the language barrier and differing work habits and procedures.

Because so many of the new systems are automated, the plant increased manufacturing efficiency without adding staff or incurring extra labor costs. The project began in March of 2017 and by May of 2018, the plant was producing cheese in its new 41,000 square foot addition.

Kraemer Brothers used a Vitrified Flooring System that best suited this application. The vitrified tiles are known for high-durability, aesthetic, non-absorbent, antimicrobial, chemically-resistant qualities as well as being easy to clean.

Kraemer Brothers most recent project for this long term client consisted of a dry storage addition. Two additional loading docks and another overhead door allows Klondike Cheese to use the dry storage area for loading and unloading shipping supplies while designating the docks in the cooler for loading and unloading dairy products, ultimately streamlining their shipping and warehousing. A 16,500 square foot project, this project grows Klondike Cheese’s facility to over 241,000 square feet!

Continuing our 32-year relationship, Kraemer Brothers created a new replacement hospital on a scenic 115-acre site. Prior to construction, we assisted our longtime client with important preconstruction input on items such as renovate/expand vs. build new, site analysis and benchmarking tours of other facilities. When it came to construction, we completed a 35-bed, 150,000-square-foot facility in an aggressive 20-month schedule. This state-of- the-art facility features expanded surgical services with six large operating rooms and 21 private prep and recovery rooms. Other features include a rehabilitation center, large obstetrics and emergency departments and an administration suite. As evidence of the accuracy of our preconstruction services, the final cost of this project was one percent below the initial program budget. With ample natural light throughout the building and access to nature and walking trails, a true healing environment has been created where the area’s health care professionals can do their best work while patients can do their best healing.

CLINIC

The Sauk Prairie Medical Office Building, built for a private developer, is a two-story, multi-tenant 58,000- square-foot facility connected to the new hospital. With our knowledge of medical office building construction, we were able to work closely with the project’s design and engineering team to value engineer the building, enhance its design appeal and maximize the owner’s budget. The brick, stone and glazing materials beautifully match the hospital for a seamless merge of facilities

Kraemer Brothers is constructing a $20 million, six-phase, 31-month expansion and renovation project at Reedsburg Area Medical Center, keeping the existing hospital fully functional throughout the entire project. This project consists of the construction of a new central utility plant and mechanical penthouse, along with the associated mechanical and electrical equipment required to replace the existing forty-year-old mechanical systems in the hospital. The new penthouse was constructed on top of the existing 2nd floor West wing. 

The project also included phased renovation of major portions of the existing hospital to convert patient rooms from double occupancy to single occupancy, expansion of the laboratory, renovation of the administration wing, a new pharmacy, renovation of the existing lobby and entrance, converting existing garage space to a mechanical room, window replacement, and constructing an outdoor cooling tower ‘bullpen’. The renovation was completed through arduous ‘one wing-at-a-time’ demolition and construction, which commenced after completion of the central utility plant and mechanical penthouse. The total area of new and renovated space is 52,100 square feet. When the project is complete in May 2020, Reedsburg Area Medical Center will have a state-of-the-art hospital which will be providing excellent health care for another forty years.

Iowa County’s Jail and Sheriff’s Department were in dire need of replacement, and after several months of design, with constructability and budgeting input from Kraemer Brothers, the County Board approved the new facility in March of 2020. Kraemer Brothers started construction within 30 days of approval and finished ahead of schedule and under budget. The new 74,000 square foot facility will house the Iowa County Sheriff’s Office, Jail, Emergency Management and Coroner’s Office and allows for future expansion of county facilities on the site. Designed with safety, security, and operational efficiency in mind, this building consists of state-of-the-art technology and will continue to serve the citizens of Iowa County for decades to come.

New Construction, Additions & Renovations

The relationship between Kraemer Brothers and Sauk Prairie Schools began in 1954 with the construction of the Sauk City School Gymnasium addition. Since then Kraemer Brothers has worked with the district on over 30 projects.

Wrapping up a nine-phase project, the Sauk Prairie School District now has a fully renovated school. Kicking off in 2020, this $58 million referendum project was launched to construct a new aquatics center, locker rooms, and a centralized secure entrance. The project aimed to completely renovate the school over three years, starting with the existing pool facility and athletic locker rooms. These were transformed into multipurpose rooms, fitness centers, and classrooms. Other classrooms and common areas throughout the school received an entire renovation. By filling in an existing courtyard, the cafeteria was expanded, and the Library Media Center was altered to create a better learning environment. The high school implemented breakout spaces, flex classrooms, and small group instruction areas, providing teachers with additional teaching alternatives. Although many areas in the school have been updated over the years, mechanical systems and other areas were still 1965 originals. To fully renovate these areas, we developed detailed phasing plans and coordinated with school staff on the construction progress and turnover dates. Supply chain issues severely impacted construction progress, which necessitated constant coordination between all suppliers and vendors. Despite these issues, Sauk Prairie High School now looks and feels like a brand-new school!

On the heels of the District’s successful referendum in Spring of 2014, Kraemer Brothers constructed a new $18 million elementary school in Prairie du Sac. The 102,000-square-foot school accommodates up to 500 students in 4K through 2nd grade and features new district administration offices on a 13-acre site. Replacing Spruce Street Elementary School, the new school features a gymnasium, cafeteria, offices, a courtyard and over 57,000 square feet of classrooms. The second largest project in this referendum was an addition and renovation of the Tower Rock Elementary School. A 33,000 square foot addition and 16,500 square foot renovation, Kraemer Brothers remodeled 6 existing classrooms into three new classrooms: Art, Music, and Agricultural Science. Also part of this renovation was a designated cafeteria, library/media center, lounges, a new secure school entrance & reception area, and storage rooms. Consisting of two additions to the school, the first addition includes a new gymnasium, kitchen, and mechanical room, while the other addition featured 12 new classrooms for kindergarten through 5th grade. The hallways in both these schools were designed with collaboration space in mind. Instead of traditional hallways, colorful chairs, sitting cubes, and tables can be seen outside of each room to allow for one-on-one teaching or small group collaboration. Barn-style doors were installed between classrooms to allow maximum collaboration and flexibility between classrooms when needed. Kraemer Brothers also provided input on various materials for sound control ensuring noise was controlled as efficiently as possible.

One of the two largest projects during our 33-year construction partnership between Labcorp (formerly Covance) and Kraemer Brothers was a 250,000-square-foot West Addition and parking structure in 2006. The project is structural steel with a composite deck, with exterior features including a curtain wall system, architectural precast and metal wall panels. The three-story addition holds research and development laboratories for comprehensive drug development services, as well as supporting office space. The new building was carefully tied into the existing facility with a concrete firewall 50 feet tall and 300 feet long between the old and the new.

Another significant project was the Northeast Addition in 2007 built in two phases, one a 145,000-square-foot expansion to house a contract testing laboratory, including a 70,000-square-foot new laboratory and associated support facilities with 35,000 square feet of shelled space for future growth. The latter is a two-story expansion with administrative offices, marketing, client services and additional conference capacity. Laboratories are organized around a shared service core that has direct access to storage and loading dock functions. An open laboratory environment accommodates growth and supports collaboration. Because the open laboratory office zone is located at the perimeter of the facility, scientists enjoy ample natural daylighting in offices and laboratories.

Throughout our 33 year relationship with this client, Kraemer Brothers has constructed over 1,000,000 square feet through new construction, remodels, build-outs, and other projects!

New Kraemer Development Project

The latest Kraemer Development project, Woodland Crest, consists of the construction of a new multi-tenant commercial building and a 2nd commercial building for a single tenant along with the development of a multi-lot site located in Waunakee, Wisconsin. A future phase of this project will consist of a third commercial building.

The exterior envelope includes a combination of brick, stone, cast stone sills & copings, siding, and aluminum storefront windows & entries. Construction will start April 2021 with scheduled completion to be November 2021.

Another Project Breaking Ground in Wonewoc

We mentioned St. Andrew Westside School in last month’s Chalk Lines as being one of the upcoming groundbreaking ceremonies taking place this month. Wonewoc Schools is also making plans for their March groundbreaking some time in the middle of the month – weather permitting.

After passing a referendum in the spring of 2020, the Wonewoc School project will begin the first part of March 2021 and finish up this summer before the new school year commences. The projects funded by the referendum will include security and safety upgrades to the existing school and a new addition and renovation of the career and technology teaching spaces which include the wood shop, machine shop and agricultural sciences. Also taking place will be renovations of the middle and high school science labs and classrooms, an expansion of the cafeteria, a new building-wide air conditioning system, and ADA accessibility improvements.

Audi of Kirkwood is Getting a Facelift

Kraemer Brothers will be working on an Audi dealership in Kirkwood, MO that consists of demolishing the majority of the existing car dealership, shoring up a portion of the existing roof structure, and building a new 25,810 square foot, two-story Audi Dealership in its place. The rendering above gives an idea of the scope of the project.

Westside Christian School Spring Growth Plans

In addition to the Promega RFC, Nobel Drive, BTC 2C and Covance projects carrying over to spring 2021, Westside Christian School has scheduled their groundbreaking for the first week of March. This project will include a 8,900 square foot addition to add 6 classrooms to the existing Westside Christian School in Middleton, Wisconsin. With the school’s participation in the Wisconsin Parental Choice Program, some families preferring face-to-face instruction instead of virtual, and steady growth in K-8 students over the past 4 years, the school has reached its capacity. Last year, they had 40 students on a waiting list and had to turn away 40+ additional inquiries. As stated in their RFP to Kraemer Brothers, “We could have filled another entire Kindergarten classroom if we had the space.”

One of the new class-rooms will be dedicated to science and art and a smart board with speakers is planned for each classroom. Along with the new addition, the parking lot will be resurfaced, 100 lockers added, and necessary improvements will be made to the church and offices as well.
