DECATUR CHEESE PLANT

Dry Storage & Cooler Addition

A leader in Wisconsin’s dairy industry, Decatur Dairy selected Kraemer Brothers to construct their expansion project. Evidenced by our decades of skill and experience in this industry, our client was referred to us by a neighboring dairy facility. With the original facility bursting at the seams, this expansion nearly doubled the existing plant and kept all operations at one site. This project involved adding a new cooler, dry storage, curing room, packaging area, and shipping center. By remodeling existing space, an additional production line was added. The addition and renovation provide more space for advanced technology, which will help Decatur Dairy meet changing standards in the dairy industry. The cooler, packaging, and box room feature a refrigeration system to reach the desired temperature, while the curing room utilizes an in-floor radiant heating system. Insulated overhead doors were implemented to help maintain the strict temperature requirements in both rooms. The result of this expansion project will help increase Decatur Dairy’s milk intake, making their award-winning Muenster, Havarti, and Stettler Colby Swiss cheese!

NEW GLARUS SCHOOL DISTRICT

Renovations and Additions

In a three-project referendum, part of the school’s goal was to expand career pathways at the high school. Recognizing the need to revamp their STEAM Education, 13,200 square feet of space was remodeled and renovated, including agricultural science, career and technical education, art, and family & consumer education. 2,500 square feet were added to the wood shop, creating space for metal fabrication and additional workspace. Designed with operational safety in mind, the connecting addition helps instructors oversee both rooms easily. The remodeling portion of the project was up against a tight deadline. Despite school finishing the second week of June, Kraemer Brothers delivered the project in less than three months, making sure it was ready for the upcoming school year.

The 57,500 square foot expansion to the elementary school adds a new level of creativity and a joyful learning environment for students. Leading up to the secure entryways, the Glarner Knight logo is mounted on top of the canopy. The cafeteria, surrounded by a glass curtainwall, is set adjacent to the new kitchen and administrative offices. A new two-station gymnasium accommodates over 500 occupants and utilizes a multi-projection interactive Lu System to engage kids physically, intellectually, and socially. Each grade, from 4K to 2nd, has its own collaboration space with flexible furniture, open cubbies, and sensory zones that encourage interaction and small group learning opportunities. The unique design of the school allows each classroom to feature and exterior window with impact-resistant glass, shared storage space, and surrounds the inclusive playground which blocks off traffic from the road. When the addition wrapped up, Kraemer Brothers crews started renovating the existing cafeteria into a library.

Breaking ground in the fall of 2023, we managed the aggressive 9-month schedule, constructing an athletic complex, which finished in time for New Glarus’s first football game.

BURNETT COUNTY PUBLIC SAFETY FACILITY

Jail Addition & Office Renovation

Relying on our decades of experience in corrections and law enforcement facilities, we were eager to showcase our expertise. This 58,000 square foot addition includes over 70 cells, reporting rooms, a drive-through sally port, administrative and support spaces, and sheriff’s offices. The extensive remodel converted existing rooms into conference rooms, interview rooms, and a new dispatch center. Intended to house 92 inmates, Burnett County can increase its capacity with “double-bunking” in the cells, allowing them to accept inmate transfers from neighboring counties. The entire facility is outfitted with innovative designs and technology. An octagon-shaped, secure monitoring area is located at the center of the jail, designed for unobstructed sight lines into each two-story pod. A secure chase, constructed behind the jail cells, allows for safe maintenance, replacements, and upkeep without having to relocate inmates. Advanced screening equipment is stationed in the intake areas and the commercial kitchen and laundry facilities can produce hundreds of meals per day. Designed and built to last for generations to come, this public safety building is now a standard for future facilities in the state.

From the Client

Kraemer Brothers’ knowhow, ingenuity, and ability to solve problems in the field as they arose are second to none. As was their communication throughout the entirety of our construction process. As a community builder, whom has been involved in many large scale projects, I can say this was by far one of the least stressful. Thanks to them, Burnett County has a public safety facililty that is a beacon of modern safety standards, and a facility that will stand the test of time.

ROYALL SCHOOL DISTRICT

High School Expansion

In conjunction with architect FEH Design, Kraemer Brothers started Royall School District’s referendum planning in 2020. After passing a successful referendum, we fast-tracked this project to have utilities installed and the site prepped for construction. Royall focused on three goals in the facility’s design: create a safe and secure learning environment for students and staff; provide space to support physical education and athletic programs; and improve instruction space for agriculture education. We exceeded all three goals with this design. Connecting the elementary school to the middle/high school, a new centralized secure entrance was created, keeping all district offices and the school nurse in one building. The new 2-station fieldhouse accommodates over 900 people and is adorned with conference banners, championship accolades, and acoustical panels. The new dedicated agriculture education room includes storage space and is located near other spaces that support this discipline. To add a modern touch to the facility, a curved canopy welcomes visitors to the school, while translucent clerestory windows provide natural lighting into the gymnasium. Kraemer Brothers successfully managed the aggressive 14-month schedule and handed over the school a month ahead of schedule. Go Panthers!

From the Client

During the time we worked with Kraemer Brothers, they went above and beyond as a professional organization. They were dedicated to make sure the building was done exactly how we wanted it, down to the final details. The attention to detail from the start of the project to the end of the project was exemplary. The end product is as beautiful as we could have ever dreamed.

Therapeutic, Administrative, and Education Facility

Usona Institute is a medical research organization dedicated to furthering scientific understanding and therapeutic applications of psilocybin and other consciousness expanding medicines. After being selected to construct this world-class facility, we provided valuable pre-construction input into the design. This 100,000 square foot state-of-the-art therapeutic, administrative, and education facility balances sustainability and integrative wellness practices. Designed to optimize senses by controlling light and sound, this facility includes numerous treatment rooms, illuminated therapy pods, a hydrotherapy suite, and integration rooms. Inside and out, this facility fosters a connection to nature using primarily natural materials. A beautiful combination of glulam beams, cross-laminated timber panels, wood flooring, and custom hand-crafted woodwork can be found throughout the building. At the same time, the exterior utilizes old-growth cedar siding, fieldstone and limestone masonry, wood trim, clay-slate roofing, and a copper roof drainage system. We implemented measures to preserve specific tree species and age classes while repurposing cleared trees for benches and fireplace mantles in the atrium. Other sustainable features in this remarkable facility include heat recovery chillers, geothermal heating and cooling, electric vehicle chargers, ultra-energy efficient windows, permeable pavers, and a garden roof. Expecting to attract guests from all over the world, three residences totaling 7,300 square feet are also situated on the site, providing an option for overnight stays. Varying between two and five-bedroom units, these buildings feature the same exterior as the neighboring facility.

ST. JOSEPH CATHOLIC CHURCH & SCHOOL

Addition & Renovation

It is not often a masonry crew has the opportunity to create something new, yet historically accurate. Kraemer Brothers masons did just this when given the job of matching the exterior stonework of the 100-year-old St. Joseph Catholic Church in Baraboo as part of a 9,100 square foot addition and 6,650 square foot remodeling project. After searching several Wisconsin quarries, the stone was found. Our masons masterfully executed the church’s mortar rope jointing, which matched the style of the century old church. The addition consisted of a new centralized entry, narthex, vesting sacristy, eucharistic chapel, reconciliation room, gathering space, and a servery. Inside the existing church, the sacristy and day chapel were remodeled into seating and a choir area, while they old narthex was converted to a cry room. Decorative stained glass preserves the historic atmosphere and also provides an exciting update to the church.

Part of a goal to convert the existing school into a more energy-efficient building, Kraemer Brothers quickly got to work as soon as school was out for the summer, renovating 13,700 square feet of space. New unit ventilators were installed in the classrooms, and boilers and water pumps replaced the original equipment. Another significant part of the project was an electrical upgrade. Affiliated with St. Joseph Catholic Church, Kraemer Brothers has had a long-standing relationship, starting with the original school in 1957 and continuing with numerous renovations and additions to the church and school over the years.

MILL CREEK ACADEMY

New Charter School

Mill Creek Academy, a tuition-free public charter school, is the first school built by National Heritage Academies in Wisconsin and the 101st developed by this nationwide organization. The building’s footprint is in the shape of an “H,” allowing natural light into each classroom. Hosting grades 4K through 8, this school features over 30 classrooms, student support areas, administrative spaces, and a large gymnasium in the middle. The classroom design supports Mill Creek Academy’s goal of small group instruction, independent learning practices, and one-on-one teaching. Lap siding accented by stone masonry creates the exterior façade, while cedar trusses and beams provide an inviting entrance to the school. Based on the traditional congestion associated with student drop-off and pick-up, Mill Creek Academy took an innovative approach by implementing multiple drop-off lanes and safe exchange areas, enabling staff to welcome students and parents during busy times. The water table was extremely high on the undeveloped land, so we constructed four bio-retention ponds to overcome this obstacle. As a nationwide charter school organization, we were thrilled to hear this was one of their best building experiences over the past 28 years!

From the Client

I strive to find the best local talent and craftsmen capable of completing our schools to the highest standards, within budget, and on schedule. Kraemer Brothers met all those requirements and exceeded my expectations. Regardless of the condition or location, no shortcuts were taken. From breaking ground to the last coat of paint, the jobsite was always clean and safe. Overall, the project sequencing, management, and execution delivered by Kraemer Brothers elevates the industry and sets a standard for others to strive to achieve.

GREAT WOLF RESORTS

Hotel, Waterpark, and Restaurant

Nestled in Pennsylvania’s Pocono Mountains, Great Wolf Resorts selected Kraemer Brothers to renovate and expand this popular resort we originally built for them in 2004. This massive project included work in four areas—waterpark, lobby, hotel, and site. The indoor waterpark doubled in size, including seven new slides and an indoor/outdoor restaurant. Precast concrete panels, EIFS, clerestory windows, and stone veneer make up the addition’s exterior, while glulam beams, wood decking, and painted murals provide a joyful atmosphere inside the waterpark. A five-phase project transformed the existing lobby and registration into a new grand lobby. Two restaurants elevate guests’ dining experience with a casual yet elegant combination. An expansion to the Northern Lights Arcade and event space now provides entertainment for both kids and adults. The porte cochère was widened, now creating four drive lanes for travelers arriving at the resort. The seven-story Mountain Tower includes 202 suites with four different layouts to accommodate families of all sizes and ages.

The hotel bathrooms were constructed off-site in prefabricated pods, complete with flooring, wallcoverings, and fixtures. The pods simply needed to be placed and connected. This method contributed to a cleaner and safer work environment, helped reduce labor, materials, waste, and costs, and increased speed to occupancy. Fiber cement siding, large windows, and stone cover the exterior of the additions, creating a rustic look that complements the existing design. We first completed floors one through four in the hotel tower, allowing Great Wolf to occupy those spaces while we finished the above three floors. The massive sitework included adding over 450 parking stalls, relocating a ropes course, and managing stormwater on this mountainous site. Kraemer Brothers overcame great adversity with unforeseen rock excavation, concrete supply issues, and long material lead times. With four projects occurring simultaneously, we provided phasing plans, installed temporary partition walls, and updated schedules in real time, allowing our client to remain operational with over 90% occupancy throughout construction! In combination of the initial construction in 2004, and the recently finished 2023 project, this Kraemer Brothers has constructed over 617,000 square feet and 603 suites at this location.

Kraemer Brothers has also constructed projects for Great Wolf in Lake Delton, WI and Concord, NC.

Hotel

Located next door to Hampton Inn & Suites we constructed for our client seven years ago, Tru by Hilton finished in an aggressive 11-month schedule. Consisting of 100 suites ranging from King, Queen, and ADA accessible in each size, the rooms are equipped with modern fixtures and furnishings. A circular front desk with a snack and coffee bar invite traveling guests entering through the front entrance. The lobby features multiple amenities, including a dining area, business center, game room, extra seating, and a mural depicting the nearby Wisconsin Dells community. A fitness center and indoor pool provide access to fitness and recreation, while an outdoor patio adds a relaxation option to guests. The exterior of the building includes a combination of masonry veneer, metal panels, and vibrant-colored EIFS. Budgeted during high inflation, Kraemer Brothers explored different structural systems and selected a wood-framed package when lumber prices decreased to a stable market. The hotel provides high visibility from the highway and is close to nearby waterparks and attractions. Matching Hilton’s brand standards, the modern and colorful design sets this hotel apart from nearby hospitality offerings.

Renovation & Addition

Located across the street from Promega’s Kepler Center, Alan Turing Center accommodates the growing service lines of Promega including cell manufacturing, engineering, instrument manufacturing, and a variety of customer support service departments. Originally purchased as a multi-tenant office building, Kraemer Brothers was called in to renovate and expand the existing building, and we were excited for the challenge. Totaling 52,000 square feet of renovation, Kraemer Brothers remodeled close to the entire first floor and part of the second floor to include manufacturing production laboratories, refrigerated rooms, clean rooms, instrument production and warehousing. Existing individual offices have also been renovated to include a commons area, break-out spaces, conference rooms, a wellness room, and an open office with new carpeting, wallcoverings, fixtures, furnishings, and lighting. Two additions totaling 17,000 square feet will be used for high-bay warehousing, mechanical, and expanded instrument quality control. While the original building’s envelope was constructed with brick and EIFS facade, the building’s exterior shifted to Swisspearl Fiber Cement Panels from Switzerland. Different tones of red and gray panels were paired with large glass windows, which broadcasts a premium look to the building. Utilizing geothermal systems for heating and cooling, this building also features a water reuse system with UV-light monitoring, automatic lighting, energy efficient fixtures, and multiple electric vehicle chargers. To ensure Promega and the other tenants in the building were able to remain operational, Kraemer Brothers setup phasing plans to minimize impact to occupants and modified MEP systems to remain functional as needed.

From the Client

Promega decided to shift to a Swisspearl Fiber Cement panels from Switzerland for an upscale premium look. Kraemer Brothers was able to quickly shift to this new construction material with very little delay in the project. They guaranteed the continued operation of our company and the other tenants in the building.
