Mixed-Use Development

Phase 1 of Woodland Crest, located in the heart of a rapidly growing area in Waunakee, Wisconsin, consists of 2 mixed-use commercial buildings. Sitting between a future grocery store and multi-family housing, this development hosts multiple restaurants such as Noodles & Company and Eno Vino Wine Bar & Bistro and retail/service tenants including Sherwin Williams, Sport Clips Haircuts, Shopko Optical, and Aurora Veterinary Care. The Noodles & Company restaurant features a drive-through order area while both restaurants have exterior patio seating for customers to use on nice days. With decorative brick and stone exteriors, contrasted by manufactured wood and metal siding, this building presents a bold appearance.

Phase II of Woodland Crest features a Starbucks, US Cellular, and a Dental Office in this highly sought after location. After demolishing the existing buildings on the site, new construction was off to a quick start. To offset lumber shortages for wood framed panels, our Building Information Modeling and Prefabricating Department designed the plans to fabricate these panels in our Equipment & Distribution Center. This single-story building features a brick and stone exterior, accented by white wood-grain siding, black metal fascia, and aluminum storefronts. Accommodating three unique tenants, each store required strict design criteria and standards, resulting in high coordination between the architect, construction team, MEP subcontractors, tenants, and the building’s owner.

Our fourth project with Kraemer Development is a 26,472 square foot multi-tenant, 2-story commercial building and a 10,775 square foot multi-tenant commercial building on Grand Avenue and West Main Street in Sun Prairie, WI. Both buildings will feature an outdoor patio, an extensive amount of decorative custom aluminum sun screens and shades (both horizontal and vertical), EIFS with masonry veneer, metal panel accents and concrete sills.

Restaurant Addition

Part of the enormous Kalahari Resorts project in Pocono, PA included a pair of restaurants for conventioneers, resorts guests and public to use. Located between the convention center and hotel, these two fine-dining restaurants boast a luxurious feel. The Double Cut Steak House includes two dining areas, two lounges, wrap-around bar, private dining room, and a wine cellar and tasting room. Serving grilled steaks, chops, and seafood, this restaurant is located on the first floor and seats 400 guests. A combination of wood, stone, glass, and intricate architectural details cover the interior broadcasting rich colors and dark accents. Sortino’s Italian Kitchen is located on the second story of the addition and features a bar, spacious lounge, one large main dining area, and two private dining areas. The ceiling of Sortino’s mocks the decorative features you would find in traditional Italian cruising while ceramic tile on the walls provide an elegant dining atmosphere. Two large kitchens ensure adequate coverage for over 350 meals. The exterior of the building includes ledgestone and fieldstone masonry, complemented by traditional clay brick and EIFS siding, matching the existing building seamlessly.

After our client negotiated the purchase of a carve-out site within the parking lot of the Wisconsin Trade Center, a previous construction project of ours, Kraemer Brothers was asked to build a new, multi-tenant retail and office building with Robertson Cosmetic Center as the primary tenant. Kraemer Brothers was able to provide significant preconstruction and design input to ensure the project’s success before breaking ground. This beautiful 30,000 square foot, two-story, brick and EIFS building with underground parking sits alongside nearly 20 other construction project that we have completed in this prestigious area of Middleton since 1990. Following completion in January 2017, we completed Robertson Cosmetic Center’s build-out by March 2017. Other tenants in this building include Studio 262 Salon, Campfire Pediatric Dentistry, T-Mobile, Wisconsin Commercial Real Estate, Kraemer Development, and one retail space available for lease.

Multi-Tenant Retail Center Renovation

Another Kraemer Development project was completed during the summer of 2016 at 434 Gammon Place across from Madison’s West Towne Mall. Kraemer Brothers renovated the multi-tenant retail center, while tenants remained open during the majority of the construction schedule. This had significant impact on the project, as Kraemer Brothers focused on keeping the site safe for foot traffic, as well as working overnight to have the electricity upgrades completed without disruption the tenants. Starbucks received the most extensive work during the project, which included a renovated interior and the addition of a drive-thru lane. New exterior finishes of brick and EIFS, along with new electrical service and roofing upgrades, gave the building a new look and improved performance.

Luxury Car Dealership

Although Kraemer Brothers has constructed three new dealerships for Ballweg in less than ten years, the Ballweg Mercedes-Benz building proved to be unique. For this facility, we took innovative steps to compress the schedule to open the dealership on an accelerated date. This new dealership followed the Mercedes Autohaus design standards, which allowed our craftsmen to showcase their skills working with some unique materials while performing detailing associated with this design concept. Due to our inventive strategies, the 22,800-square-foot dealership earned rave reviews from Mercedes-Benz and was open for business in plenty of time to meet the target date. As an added bonus, Kraemer Brothers returned twenty thousand dollars to the owner by finishing under budget

Over a decade after constructing the landmark, 11-building, 35-store Greenway Station retail center for RED Development in Middleton, the company selected us to return and construct an additional building to match the signature style of the development. Kraemer Brothers’ craftsmen installed the unique combination of high-end brick, stone and slate that was specified by RED for the one-story facility, located on the northeast corner of Greenway Blvd and Deming Way, with Noodles & Co. and another tenant as yet to be determined.

Our first project with Kraemer Development proved to be very rewarding. This innovated new retail building located on the southern edge of Greenway station lifestyle center in Middleton accommodates three uniquely different tenants: the World of Beer tap house, Dickey’s Barbeque Pit and Frostwood Farms Kitchen. As a result, the building required a high degree of coordination between the city, the architect, construction team, the tenants, and the building’s owner to meet everyone’s objectives. Each tenant had different mechanical systems and branding standards, so the interior finishes, furnishings, and design were vastly different from each other. This handsome building features brick, stone, EIFS, wood siding, cedar trim, corbels, and an outdoor patio. Eight years later, all three tenants still reside in the building.

New Facility

In the late summer of 2013, Kraemer Brothers hit the ground running by pouring foundations and completing the new CarMax facility’s site work within three weeks of receiving the final budget. With only eight months from start to completion, the high-technology automobile showroom and state-of-the-art service department is one of the speediest projects we’ve completed — despite one of the coldest winters in years.

The dealership is located off the Madison Beltline where we constructed an innovative underground storm water retention system that captures and stores runoff in large steel pipes. This meant no reduction in surface parking (and no unattractive open pond). The building’s complex electric system was essential to the high-tech communications system for new technologies that enhance the car-buying experience. During their first walk-through at the completed facility, CarMax corporate personnel remarked that our performance was superior to any other contractor the corporation had used throughout the nation.

TRAPPERS TURN CLUBHOUSE BAR

Addition & Renovation

After a 28,000 square foot cart storage, banquet hall, food storage, and kitchen addition to the existing Trappers Turn clubhouse, Kraemer Brothers returned in 2011 to construct a 1,940 square foot clubhouse bar addition & renovation. A completely private dining space and bar, this area accommodates 60 guests and is perfect for business meetings, wedding rehearsals and other special gatherings. Featuring a private entrance, it also includes exterior seating on a patio for picturesque views. Wood-plank ceiling and wood soffit ceiling tile was installed throughout the room while granite countertops cover the bar and restrooms. Known as The North Room, this octagon shaped structure includes an EIFS and aluminum clad wood windows exterior, matching the existing building seamlessly. Luxurious furniture and fixtures are located throughout the room including gear-less direct-drive ceiling fans connected together with belting.
