Catholic Church Addition

Construction of this 12,000 square foot addition to the historic St. Clare of Assisi church in Monroe, WI took a high-level of masonry expertise to match the brick and stonework exterior of the original church, which was built in 1892 from native limestone. The new space includes a gathering area, accessible restrooms, a kitchenette, multipurpose rooms, staff offices, meeting rooms, and a covered entry portico with room for multiple car drop-offs. Exposed wooden beams, decorative pendant lighting, large glass windows, and acoustical wall panels can be found inside the church’s gathering space. The basement features an expanded fellowship hall, youth ministry meeting spaces, classrooms with partition dividers, and a kitchen addition. Keeping the historic significance of the church, existing stained-glass windows were preserved and modified as part of the connection to the new addition. The exterior also consists of ornate masonry designs, decorative pinnacles, and white flashing, all which resemble elements from the existing church. This was also the first church in the Diocese to incorporate initiatives to improve accessibility. With both weekday and weekend activities, the construction schedule was unique and built around keeping services at their normal dates and times.

SPRINGHILL SUITES

Hotel

The Springhill Suites by Marriott project is located in the heart of the well-established Hilldale neighborhood in Madison, WI. This mixed-use development is a 12-story structure, containing 182 guest rooms, single floor office plan, and two levels of parking. The building has a stunning exterior façade including brick, metal panel, glass/aluminum curtain wall and EIFS. The building interior has high quality modern finishes and featured amenities including: lobby bar and lounge, exercise and pool facilities, multiple meeting spaces, and heated parking.

As an urban infill project, the site poses numerous challenges due to the proximity of adjacent buildings and steep grades. The building encompasses nearly the entire site, so placement of equipment and materials is complex and requires careful staging and planning.

An example of groundbreaking technology that Kraemer Brothers has employed on this project is the CorTek™ System. This system has allowed us to prefabricate stair towers and elevator shafts off-site, again resulting in a more efficient process and higher quality control.

From the Client

Congratulations to Kraemer Brothers for building another outstanding Marriott Hotel in the Raymond Management portfolio. Springhill Suites was built and delivered within our schedule and budget. The hotel quality and attention to detail was delivered to the highest standard. Hotel openings are a challenging process. Your field supervision did a great job of communication with the hotel staff and brand representatives. We are very proud to operate such a high-quality hotel in the Madison market.

Third GMP Manufacturing Train

Kraemer Brothers continued to strengthen its reputation as Wisconsin’s premier builder for science and technology facilities when we began a multi-phased, 12,000 square foot addition and a 7,000 square foot build-out for Catalent Pharma Solutions’ state-of-the-art Madison facility in November of 2016. This will be the second project Kraemer Brothers has performed for Catalent in the past four years to help expand their mammalian cell line engineering and biomanufacturing capabilities. The project will include new clean rooms, laboratories, office space, a mechanical mezzanine, loading dock, gantry and a substantial amount of both HVAC and process piping.

From the Client

Throughout the project, Kraemer Brothers continuously proved their construction excellence and demonstrated their ability to meet and exceed an ever-compressing schedule, while coordinating with the Jacobs Engineering design team, ensuring a high level of execution for the client. The Kraemer Brothers team showed a sense of urgency and strong work ethic throughout the project.

Dairy Manufacturing & Yogurt Production Facility

This dairy manufacturing project involved a 20,000-square-foot interior remodel to convert existing spaces for Schreiber Foods occurring over a nine month period while yogurt production, packaging and distribution were in operation.
A 24-foot tall, 5,600-square-foot, insulated metal panel tank room was constructed inside an existing building, as well as thousands of square feet of remodeling in other areas. The superstructure of the tank room consisted of welded stainless steel tubes, and the underground plumbing system required excavations up to 16-feet deep.

Approximately 10,000 square feet of concrete floors were demolished and replaced. Over 10,000 square feet of vitreous tile was installed over new and existing floors.

We performed a complete gut and remodel of the tank/vat room, filter room, fill room, packaging room and process room. This work was performed in conjunction with the owner’s process piping contractor all using CMP (clean management practices).

Other accomplishments include the shoring and reinforcing an old concrete deck; installing three massive, 8-foot-tall, sixty-foot-long structural steel trusses inside the existing building; constructing several steel structures to support an existing and four new, very large and heavy (21-25’ long) RTU’s (roof top units); pouring over 300 cubic yards of concrete; installing a 5,000-square-foot roof infill to mitigate snow load, and providing $3 million in specialty stainless steel piping and HVAC systems, all in less than 5 months.

In 2022 Kraemer Brothers returned to Schreiber Foods’ West Plant in Richland Center to build out a 2,000 square foot blast cooler addition. Schreiber Foods was able to remain fully operational during the remodeling process.

Health & Rehabilitation Center

Completed in the Spring of 2018, the first phase of this project was an 8,600 square foot, single story addition that included 18 new single-occupancy resident rooms, two fully functional kitchens with dining rooms, a spa room and a 400 square foot covered patio. The addition connected two wings of the existing facility thus creating a new therapy courtyard complete with meandering sidewalks, therapy stairs and ramp, and landscaping. Phase 2 involved completely gutting the former resident room wing and converting it into the new 5,500 square foot Therapy Wing. Phase 3 transformed Willow Wing’s use from therapy to resident housing. The repurposed 2,500 square foot wing now includes 5 resident rooms, a lounge with fireplace, bookcase and storage cabinets.

All of the first 3 phases are in service complete with new roofs, interior finishes, upgraded mechanical and electrical systems. The final phase of this 20-month, four-phase construction project includes the conversion of a wing of double occupancy rooms to single occupancy. This wing was completely gutted and re-built including new windows, finishes, electrical/mechanical systems and a new roof.

By early 2019, Maplewood will have completed construction of a state-of-the-art senior care campus with over 100 single occupancy rooms as part of their mission to provide the highest-quality skilled senior care and to be responsive to the evolving needs of their residents and new trends in healthcare. Our top priority was keeping the facility clean, functional and non-disruptive to staff and residents during this project.

Catalent Pharma Warehouse

Catalent Pharma Solutions contracted with their Madison landlord, Canadian-based real estate investment trust, Artis REIT, to lease a build-to-suit, high-tech warehouse on their growing Madison, WI campus. Artis REIT selected Kraemer Brothers because of our expertise at building complex buildings for the dairy, health services and pharmaceutical industries. Far more sophisticated than a typical warehouse, the new facility is temperature and humidity-controlled to protect sensitive biopharmaceutical products. Constructed on a fast-track schedule, but not sacrificing sophisticated
safety and security technologies, it is also designed for a system of roof-top photovoltaic solar panels.

New Facilities & Additions

Kraemer Brothers has completed many industrial projects for Deppe Enterprises over our 40-year relationship. Deppe Enterprises first selected Kraemer Brothers in 1980 to construct a warehouse addition, used as an equipment plant at the time. Our second project for the client consisted of a large 225,000 square foot warehouse with mezzanine and office space. In 1998 and the four years following, Kraemer Brothers constructed five projects for Deppe Enterprises, totaling over 400,000 square feet! The 2001 project, which was leased to The Toro Company, features steel siding with split-face concrete block around the base of the building and was classified as the largest building in Sauk County at the time. Our most recent project in 2017 consisted of completing a 30,000 square foot freezer build-out for Foremost Farms that is used to store butter. With the completion of the freezer project, it brings up the total number of square feet completed for our long-term client to 675,000!

RIVER RIDGE SCHOOLS

Middle School Addition & Campus Upgrades

After a $9.5 million referendum passed in late 2016, Kraemer Brothers was selected to build a middle school addition and upgrade facilities for the district. Prior to construction, Kraemer Brothers and FEH Design worked with the district to add two more classrooms and perform elementary school upgrades without increasing square footage or budget from the original referendum plan. Completed in November 2017, the school now has eight new classrooms and a competition-sized gym with locker rooms. The new classrooms feature state-of-the-art amenities such as increased day lighting from a unique window layout, dimmable LED lighting for comfort, integrated SMART board technology, built-in storage cabinets, and upgraded acoustical ceilings. The project also included an expanded library area, a major upgrade to the science classroom, a new computer lab, and auxiliary storage and office areas.

This project allowed the district to consolidate grades K-12 on one campus and close an elementary school that was no longer efficient to operate. To accomplish that, a significant MEP system upgrade was necessary at the consolidated campus, as some of the MEP components were from the original 1959 construction and were no longer operating efficiently. The students and staff now enjoy a modern HVAC system throughout the entire building.

From the Client

We are very pleased with not only what we ended up with, but the journey along the way.  The professionalism, the attention to detail, the desire to please the customer, etc. was nothing short of outstanding! Many thanks to Kraemer Brothers for making this happen!  I would strongly recommend them to anyone who is desirous of doing a building project!

UNIVERSITY OF WISCONSIN - PLATTEVILLE

Williams Fieldhouse Addition

With over 20 UW-Platteville graduates on our staff, plenty of Kraemer Brothers’ employees offered to build a 59,600 square foot addition to the University’s Willliams Fieldhouse. The project included a new gymnasium with three basketball/volleyball courts, an elevated 3-lane running track, an addition to the weight room, a stretching studio, outdoor sports equipment center, an athletic training suite and locker rooms, and new outdoor track restrooms. A necessity for UW-Platteville, the elevated running track prevents cross-traffic of students using the basketball/volleyball courts and students using the track. For natural lighting, large vertical windows stretch the entire height of the gym. During the phased construction, Kraemer Brothers provided plans to the university while also constructing temporary enclosures ensuring student and faculty safety.

The project also included an outdoor multi-sport artificial turf field and storage building. This athletic field will be utilized by the university for intermural sports, soccer games, practices, and other activities, eliminating the need to use the Ralph E. Davis Pioneer Stadium. Being a proud supporter of UW-Platteville, Kraemer Brothers provided tours to students in Construction Management courses, offering a first-hand experience. The principal construction challenges were poor soil composition, the need for extensive rock excavation and working on a busy college campus while classes were in session. The finished building and athletic field are a big win for Platteville.
